The Planning & Zoning Department assists Town residents with zoning compliance permits for new development, as well as additions and renovations to existing buildings.  A zoning compliance permit is required for, but not limited to, the following:

New Construction
Additions
Renovations expanding habitable areas
Decks & Porches
Pools, Storage buildings,  & Garages,
Signs
Parking lot expansion
Steep Slopes
Lighting - Commercial
Commercial Work - All

A Zoning Compliance Permit is required prior to submitting to Buncombe County Permits & Inspections for your building permit application.  Please contact our office as you begin planning for your next project.  Please note that our Development Portal will require uploading attachments in the following formats   docx, .jpeg, .jpg, .png, or .pdf  before your online submission can be accepted.  Submission online does not convey acceptance or approval for any application, only upon receipt of a Zoning Compliance Permit and/or stamped approved plans.

RESIDENTIAL - One/Two Family Dwelling
For residential construction, be prepared to submit the following information:
Application - submitted on Development Portal
Site Plan - drawn to scale with setbacks
Floor Plan - label use of all spaces
Driveway location
Grading Plan - for Steep Slope areas
Elevations - height of structures
Septic System Authorization - if not connected to MSD Sewer

COMMERCIAL - Multifamily & Commercial/Industrial Buildings
For commercial construction, you may contact our office prior to making application.  We will require at a minimum, the following information to accompany your application:
Application - submitted on Development Portal
Site Plan - drawn to scale with setbacks
Floor Plan - label use of all spaces
Driveway location
Grading Plan
Stormwater Plan
Elevations 
Utility Authorization (Water & Sewer)
Lighting Plan
Landscape, Screening, & Parking Plan - with calculations
